What happens if you don't give a months notice? Lose your deposit?

There might be a case to get the deposit back later due to a "constructive eviction" - basically someone makes it so unlivable... but I don't know the laws in your country, and it might be more stress than it is worth.

Is your deposit in a protection scheme? Have you signed tenancy agreement? ......you say he doesn't know the laws...these will be on the agreement he gave you, of which he will have a copy signed by you. If he has not put your deposit in a protection scheme, you should have been given details of this, or if you have not signed a tenancy agreement...you are free to go when you want without giving notice. It is against the law not to put your deposit in a protection scheme.

No, I'm a lodger which in British law means that I have nothing to protect me, no deposit and i'm not afforded the same rights as a tenant. For example my landlord has a right to enter my room whenever he chooses. As for going whenever I wanted, I am a decent person, there is a way that things are done and I should do it but for gods sake the man is so unpredictable.

Do you have a tenancy agreement with him? If you don't have a deposit to worry about, and you're concerned about your safety, then I would wait till you have somewhere else to move to before telling him. Your safety should come before doing things the proper way for the sake of doing them the proper way.

I have a very simple one page sort of tenancy agreement. It is for a month to month tenancy.

I totally understand your self pride in wanting to do things the proper way but is your landlord doing things the proper way....being a respectable man and providing decent lodgings? You are living in filth and the environment is affecting you badly. Please think of yourself first and get out of this situation by any means you have to, and the safest way possible....by not telling him.

Another option you have, I've done it for the same reason, is to leave and pay the months rent you left by instalment. I left a note on leaving stating why I had to leave as condition were bad for my mental health and paid the amount in two installments with a polite apology which he didn't deserve, but kept my conscience clear. Take photos of your living conditions as proof, as well as proof of payments. Agree to instalments you know you can pay.

I would do exactly what richter scale suggests (either options 1 or 2) if you can. Your mental health is so important.

How did it go? Have you had to get it done yet? The man sounds thoroughly unpleasant and you're obviously pretty nervous about him. You will get out of this situation and it will be a massive relief when you do. I'd use the environmental conditions angle too, like Richter said...it's affecting your respiration and general health. You can even try and flatter him, thank him for being so understanding before he has time to comment, say you struggled with how to tell him because you didn't want to disappoint and apologise that you have to leave. Basically lay it on really thick,.

You have to do something to get out of this stale mate and better your health in an environment you deserve without this presence looming over you. Your T and GP can help. You have an agreement that he signed however flimsy it may seem, it's a signed document. After April 2009 in became UK law that ANY landlord taking security payment did not have an automatic right to keep it.

If he gets shirty, well I'm sure there are environmental health issues that he is probably infringing by letting his property, which does make it a business an he s taking money of you. Do you pay directly into his bank account.

I know this is probably nerve wracking but once you get it done it's only going to get better.

I told him by text. And I've taken a new house that I will move into in two weeks. I think this is going to be an awkward two weeks but nbow i've done it it's okay. And he was okay with my by text. Now I just have to find a new job :-)
