Disappointed I Am

I went to the Bank Friday and found out I can't manage the loan for a home out in the country where I can maybe find some peace.

I've been working on this for months. They will only write a 15 year loan for a mobile and I can't manage that. I'm feeling so trapped.

I've had a goal but now I'm lost again. I'm just empty. ......I exist. .......I take up space.

Is that the only bank you went to? Shop around. There are so many banks, credit unions, that all have different rules. Don't give up yet, Bill.

Banks & mobile homes are a problem, I know. Been there, more or less. And I don't know of any options. :sorry: I wish I did.

Without goals, I'm toast. With goals, that are long distance? Aka requiring patience? I'm even worse. Patience is not my strong suit.

I just had a thing a month ago that could have radically changed my life. 2/3s probability of happening (and not in a good way)... So I was on "wait" mode until it happened or didn't (pointless to put energy into anything when everything could suddenly change). It didn't happen. I got the 1/3. So what have I been doing this past month? Have I been a bastion of industry? f*ck no. I've been wasting space.

These let downs... They always come with this period where my brain just shuts off. Like being in shock.

But the shock wears off. If I can be patient :P (gah!) through them... They wear off just like any other cycle.

Alright. The bank has stood you up. You're reeling. You can't think of any other options right now. It sucks, but it's also okay, cause it will pass. I don't know what it will look like: fired up, pissed off, inspired, don't know. Mine tends to look like either a slow creep back towards sanity or bam! explode onto the scene. We're all different, even if we have the same tendency towards patterns. But once the shock wears off? You'll figure out a new game plan.

I know the 3rd one (commercial/mixed use) is a popular way around banks when trying to buy land for a mobile home or motorhome/RV in some states. As they're underwritten differently. Even if the mortgage is technically on the barn/stables/fish run/ old mill/ etc, and it's never intended to become a functioning farm/ranch/fishery/ etc... It allows the purchase of the land and buildings, which allows the placement of &/or purchase of a wheeled dwelling.

Agree with Alby. A guy I know got a nice house for a song. I think it was a HUD sale? The government sells houses for cheap cuz it costs them $$$ in maintenance, taxes , etc to keep possession of the property.

This might sound a little silly, I am also unfamiliar with zoning laws in the U.S. But hear me out.

What about buying a box trailer? Specifically the kind used to transit temperature sensitive goods. I have seen these go for as little as $5000-6000. Probably not useful for hauling freight at that price, but you would have a fully insulated 53' fixer-upper. Would make a good project. I don't know about you, but I love doing stuff like that. Buy a plot of land, tow your future home there and build yourself something great.
