Million Dollar Headache With Landlord

@Heather @joeylittle Not sure how I feel from minute to minute. LOL!!! The landlord and I have a short talk yesterday and he said that he would do whatever he could to ensure that when the house sold that it would be a smooth sell. He also said he would try to sell the place with the tenants in place. That's the guy upstairs(their nephew and myself)

It's the unknown right now that has me in a dither. I don't know if I should start looking for another place right now, or stay and hope for the best. The biggest issue if I stay would be the rent. I have a 3 room apartment, but it's absolutely lovely. He gutted it 5 yrs ago and put in a new kitchen. He redid all the hardwood floors, so they shine like glass. This place has been kept up so well. It also comes with heat and electric. So, for what I pay in rent it's actually a pretty good deal. The rent will go way up with a new owner, which I can't afford.

So, do I stay and hope for the best? Do I start looking? The places around here for rent right now are in horrid areas of the city. Drug infested and lots of crime. I'm almost 64 and with the health issues and PTSD I want/need to feel safe. I don't want to move into a dump and have to worry about gangs and gunfire. Which we do have....

@She Cat , I know what you are going thru, have had all the same stress as you the past few months... I live in a trailer park, and the landlady sold the property.... I have been so anxious knowing the rent is going to go up, and I have no where to go... this peice of crap I live in wouldn't make it down the road so know I couldn't even move it....
New Landlord came by last weekend.... my gut was in a knot..... of course he gives the speil of how much work has to be done, blah blah blah. I just wanted him to lay the new amount on me, so I could tell him I would have to look for a new place... he asked how long I had been here, told him 6 years.... he then started talking about raising the rent, BUT he wasn't going to raise mine.

Whaaat? I heard him, but it didn't compute.... so maybe you could talk with your landlord and have him make a provision if you get to stay, that your rent not be raised.... you have apparently paid in a timely way and have kept the place nice since you moved in...

People do work with us if we approach them and let them know the situation.. like you, I could not pay one more dime in rent...
I have been on a housing list for over two years.... that would have been my only option besides my car... I do understand... and like you.... I am too old and hurt too bad to even think about moving....

I know the fear you are feeling.... and the anger... I just want to be left alone and let me live my life and have a roof over my head and feel safe....Really hope the new landlord is agreeable to letting you stay for the same rent.... you never know until you ask...

Provisions can be made in the contract when selling the house.... don't be afraid to let the new landlord know of your situation.... people really can be nice..... hoping and praying for the best outcome for you. Sorry you are having all this extra stress when breathing in and out is a chore some days.... I do understand. Lots of gentle hugs and an extra prayer or two won't hurt either...

This. A good tenant can be worth their weight in gold.

I'd suggest you start looking, just in case something oddly specific and perfect for you pops up. You know, that one freak listing that might be out there. They do happen - I've had a few in my lifetime. Not like you can count on them, but it's good to start looking.

I go through this stress this time every year, as it's getting time to renew...it's hard to be beholden to someone else's life choices. But for some of us, renting just makes more sense. Thinking of you.
 
@ladee @joeylittle I know my landlord enough to know that he won't go for anything that has paper work involved, so that's out. I also know that he wants out of being a landlord so much that he just wants this whole thing done and over with. The closing on their new place was Friday and they have been moving their stuff to the new place since Friday. They will be out the 11th.

Not only has anxiety kicked in, but now I'm not sleeping either. I think I'm in denial. I know that the house will get sold and new people will take over. I also know my rent will go up. I'm looking for a new place, but it's like I'm looking but not "doing". Can't explain it.
 
I do believe it is a law that they must give you 24 hour notice before entering the property. You do have rights, so you may want to check into that. I am a landlord and have to do that but am not sure if it is a state law or what. I know that doesn't address the big issue but he shouldnt be alllwed to come in "on demand". It is also a simple courtesy they can add to the MLS ad.

Sometimes having a clean, quiet renter who pays early is better than having an empty place that could sit for a while because someone is greedy and wants more rent. Also, rentals don't sell as quickly as regular homes unless it is in a hot location and/or the price is right. Depending on conditions, it may take a while to sell.

Maybe see what is out there in your range, as JoeyLittle suggested, hang out and see what happens, and it could be a new landlord just wants a reliable tenant.
 
@watundah Thanks for the input on being a landlord. I am quiet, pay my rent in advance, and I am meticulous about keeping my place clean and tidy. Everything has a place to live and that's where it lives. LOL!!!! I can't stand clutter or a dirty place, as it causes me to become stressed and anxious. I am also respectful of the fact that even though I live here, I only rent the place so I never cause damage to a place. My last landlord couldn't believe how clean I left the last place I lived. She actually called to thank me, and told me that no matter how long time passes, that she would always give me a wonderful recommendation. So, I do have some pluses in my favor. So we shall see how this goes...UGH!!!!!!

I do think the place might sell fast. It's been so well maintained. It's in a very good location, and the yard is awesome too.
 
Well, my anxiety just hit the f*cking roof. Landlord just told me he sold the house 3 days ago. Actually the day he closed on his s new house and the day the for sale sign went up in the front yard. I wondered why they took it down, thought it was because they were mowing the lawn....

f*ck, f*ck f*ck...
 
I don't have any constructive advice to offer. Just wanted to say I understand your frustration. Wholeheartedly. I'm in a very similar situation, and I'm learning that kindness really goes out the window when someone is selling a house. The person selling, in your case your landlord, just stops giving a f*ck about how it will affect the people living there. Yes, he has every right to sell it, that's totally understandable. But he really should have been better about communicating with you.
 
@Casey_03 yeah, I've had a whole 14 days to digest the fact that he was selling the house and moving, and on the 14th day, he tells me it's sold.

The person he's selling it to.... Is a contractor. He actually did most of the work on this place 5 yrs ago. I don't like him. The whole family are shiisters. They all have $$ and they could give a flying f*ck who they walk on.

This will be fun!!!!! NOT!!!
 
Well hell @She Cat , this has all happened too fast, even if you wanted to move, you haven't had time to really look at anything or decide anything.... hope it's not going to be as bad as you expect.... there is still the chance he is going to let you stay, when he sees that you have kept it beautiful since he did the work.... he may let you stay.... hoping for t he best for you.
 
@ladee Honestly, I wouldn't be so upset, except for the short f*cking notice, and the fact that there are no places here to rent. So far I can only find 15 available and they are 2-3 bedrooms, and way over my budget. Seriously that's it!!!! There is NOTHING out there.. ..

I just can't believe how fast things can turn to shit. And the guy buying it????? f*cking peice of money grabbing shit. The whole family is.
 
Maybe you can buy a small mobile home or a larger camping trailer.... and put it in a space somewhere.... there are places here that sell them for like $149 a month.... I hate this for you She Cat... nothing as upsetting as having no choice about moving.... Just have to hope something will show up.... so sorry on top of everything else.... life is not fair too much of the time....
